Our property managers are required to join and participate in (CAI) Community Association Institute, a national organization dedicated to fostering vibrant, competent, and harmonious community associations. Managers that pursue designations with CAI are granted the time to attend and are additionally compensated for tuition expenses. CAI awards qualified professionals with designations in order to improve the quality and effectiveness of community management, such as the Association Management Specialist® (AMS®) and Professional Community Association Manager® (PCAM®).

Our chief engineers and managers are encouraged to attend classes with (BOMI) Building Owners and Managers Institute International. BOMI is known for its industry-standard designations that are marks of expertise and distinction (the Real Property Administrator (RPA®), the Facilities Management Administrator (FMA®), the Systems Maintenance Administrator (SMA®), and the Systems Maintenance Technician (SMT®).

The State of Florida requires licensed CAM managers to obtain continuing education credits to maintain their CAM license. At KW^SM we reach out to the professional community to seek accredited facilitators to teach updates at each of our offices, as a service to our property managers and a benefit to our clients.

With six in-house Certified Public Accountants, KW^SM is unrivaled when it comes to fiscal responsibility. Our accountants have experience as auditors with: Ernst & Young, KPMG Peat Marwick and Berkowitz Dick, Pollack and Brant. 

Our Accounting Department is divided into four areas of expertise: Accounts payable, accounts receivable, financial reporting and collections. In all areas of accounting we have established specific, detailed controls  to meet the needs of all of our clients.

TRANSITION SPECIALISTS

At KW^SM , we’ve earned a reputation for our smooth, efficient and comprehensive turnover of management to the Board of Directors. Prior to commencement, we have our transition team led by a New Client Implementation Manager who reviews a thorough checklist of all files, financials, and condominium documents and enters them into our customized system. One of our in-house CPAs goes over the financials to ensure complete accuracy and to flag any potential problems. Our Human Resources Generalist holds an orientation for all employees about time sheets, protocol, benefits and answer any questions or concerns.

To ensure a flawless transition, the new client Implementation Manager will stay involved until all items on the comprehensive check list have been fulfilled.
